When you choose to make Lake Munmorah Village your home you will join a community of like-minded over 55s. We know that you will enjoy the independence and security that comes from living in our village and the wonderful lifestyle opportunities that arise. When you purchase a home at Lake Munmorah Village, you’ll free up capital which will enable you to live a flexible and low maintenance life.

One of the reasons that a home at Lake Munmorah Village is more affordable then other living options is that the ownership of the land and home is separate. Although you will own your home, you will not own the land. 

Residents enter into a residential site agreement with Lake Munmorah Village.  The residential site agreement gives you exclusive right to occupy the land and to enjoy the village facilities and services during the term of the agreement.

There are many benefits of this agreement, as resident’s don’t have to pay stamp duty, council rates or state taxes.

Your site rent will be outlined in your residential site agreement but current site fees start at $213.48 per week.

Centrelink may offer rent assistance with your site rent if you are eligible to receive income support payments.  This acts as an effective subsidy of the site rent payable to Lake Munmorah Village each fortnight.

Residents’ tenure is secured by the terms of the Residential Land Lease Communities 2013 (Act) and the terms of their individual site agreement. Although a resident’s right of occupation is usually for a short initial fixed term period, the Act outlines that all site agreements automatically continue on the same terms after the expiry of the fixed term.

Residential Site Agreements can only be terminated in the limited circumstances outlined in the Act, and no resident can be removed without an order from the NSW Civil and Administrative Tribunal. 

Yes, storage is available for a small additional weekly fee.

We have an onsite internet service provider that offers highly competitive rates and excellent signal and service.

Friends and relatives are most welcome at Lake Munmorah Village. All residents are responsible for the actions and behaviour of their guests.

Residents are responsible for the payment of electricity, telephone, gas and water consumption in relation to their site. Each site has its own electricity and water meters, which are read and subsequently billed on a quarterly basis by us.

Residents are allowed pets provided that prior consent has been obtained from the Village Manager. Management consent will take into regard the type, size, potential noise and risk associated with the pet. All pets must be de-sexed and vaccinated.

All residents are responsible for their home maintenance including repairs and replacement of fixtures, fittings and appliances outside normal warranties.  

Only a few minutes from the village is Lake Munmorah Shopping Centre where you’ll find all your daily essentials including an woolworths, chemist, medical practice, newsagency and local eateries. Larger shopping centres can be found in nearby Tuggerah and Gosford, where you’ll find  Centrelink, Post Office, banks, Hospitals and a wide variety of medical services and specialty shops.

Subject to the terms of your agreement, you are free to sell your home for relocation offsite at any time. 

If you wish to sell your home onsite, you will need Lake Munmorah Village to consent to the assignment of your residential site agreement or its approval to enter into a new agreement with the purchaser.  Such consent will not be unreasonably withheld.

You will be responsible for the continued payment of your site rent until your home is sold and the purchaser becomes responsible for the payment of the site rent.

You are free to use any agent you choose to sell your home. However, we find that most departing residents choose to use us as their selling agent.
